More Eyes Are Turning to Sharjah

Property Market Is Picking Up Pace

Sharjah’s property market carried its momentum straight into the second quarter of 2026, taking total real estate transactions for the first half of the year to AED 29.5 billion.

That’s 9.3% higher than the same period in 2025, but the number that perhaps says more is the sheer amount of activity behind it: 59,460 transactions in six months, up 23.7% year-on-year.

Homes Are Still Doing Most of the Heavy Lifting

Sharjah recorded 16,426 sales transactions across 202 areas during H1, covering around 85 million sq ft of property.

Residential accounted for 13,501 of those deals, 82.2% of all sales. Industrial followed with 1,969 transactions, while commercial properties recorded 937.

So while Sharjah continues to grow across different property sectors, people buying homes remain very much at the centre of the market.

Muwaileh Is Having Quite a Year

Muwaileh Commercial came out on top with 2,385 transactions worth AED 2.8 billion during the first six months.
Al Belaida followed with 2,171 transactions worth AED 1.4 billion, while Al Khan recorded 1,077 deals valued at around AED 1.3 billion.

It’s a fairly clear picture of where activity is concentrating, established neighbourhoods are still moving, while Sharjah’s newer residential corridors continue to grow around them.

121 Nationalities Is the Number Worth Watching

Perhaps the more interesting part of the Q2 picture is who is buying.

Sharjah attracted property investors from 121 nationalities during the first half of 2026. UAE nationals remained the biggest group, investing around AED 14.9 billion, while Arab investors accounted for roughly AED 5 billion and other international investors around AED 8.2 billion.

Indian buyers led the overseas market by number of properties purchased, followed by Syrian, Jordanian, Iraqi and Egyptian investors.

Sharjah is starting to look noticeably less like a market driven by one buyer profile and much more like an international residential market in its own right.

New Communities Are Arriving at the Right Time

That wider buyer base is also meeting a very different Sharjah from a few years ago.

Eleven new real estate projects were registered during H1, while six more received approval for ownership by non-UAE and GCC nationals.

That brought the total number of projects approved under Sharjah’s expanded foreign-ownership framework to 50.

And this is where newer masterplans such as Azizi Florence fit naturally into the story. Buyers coming into Sharjah today aren’t simply choosing an apartment or villa; they’re increasingly being offered larger communities built around parks, retail, schools, family amenities and proper everyday infrastructure.

Even Financing Is Staying Busy

Taken together, Q2 didn’t really change Sharjah’s property story.

It made it harder to ignore.

Nearly AED 30 billion traded in six months, residential taking more than 80% of sales, 121 nationalities participating and new communities continuing to enter the market.
