One Railway Is Redrawing How the UAE Moves
The missing link of Sharjah between the 2 major emirates
This is where Etihad Rail starts becoming more than another transport project.
Dubai and Abu Dhabi are already deeply connected through work, business and everyday travel, while Sharjah has a huge population moving towards Dubai and other emirates each day. Bringing rail into that equation adds another way of thinking about where people can comfortably live and work.
And that becomes particularly interesting when you look at the large master communities now being developed around these wider transport corridors.
In Sharjah, Azizi Florence sits directly along the E311 corridor, around 10 minutes from University City. That becomes much more relevant from March 30, 2027, when Etihad Rail’s Sharjah University City Station is scheduled to open and complete the national passenger network. Azizi Florence
So rather than looking at Florence simply as another large residential community, its wider connectivity story is changing too.
The development itself is planned across roughly 30 million sq ft, combining thousands of homes with parks, retail, schools and everyday community infrastructure.
With a major Etihad Rail station coming to the same University City corridor, residents will have another connection into the wider UAE alongside the existing E311 and E611 road network with Dubai having a similar story unfolding around Sobha Sanctuary. The 37.5 million sq ft master community sits in Al Yufrah 1 along Dubai–Al Ain Road, with access towards E611. Published location information places Jumeirah Golf Estates at roughly 10–12 minutes by car, making Dubai Al Yalayis Station the most relevant Etihad Rail connection for the community. Actual journey times will naturally depend on traffic and the eventual access points within the masterplan
That connection goes another step further because Al Yalayis isn’t an isolated railway stop. The station sits beside Jumeirah Golf Estates and connects directly to Jumeirah Golf Estates Metro Station on the Red Line through a roughly 400-metre pedestrian bridge. Khaleej Times
For huge communities such as Azizi Florence and Sobha Sanctuary, that matters. These aren’t single buildings being dropped into existing neighbourhoods; they’re master-planned districts intended to accommodate thousands of residents with their own greenery, retail, schools, healthcare and leisure infrastructure.
The bigger picture is therefore quite interesting: the UAE is building new communities at the same time as it builds the transport network capable of connecting them to a much larger urban corridor.
The railway doesn’t suddenly make distance disappear. But it does make the map feel smaller.
